***********
CANCELLATION POLICY:
We
know that plans can change. However, we rely on advance reservations
and often cancellations cannot readily be filled. So to be fair to
all concerned, our policy is as follows:
A
cancellation at any time will be assessed a $250 to $400 fee
depending on the home. For reservations more than one
week, there will be a $250 to $400 cancellation fee per
each week booked.
If
reservations are canceled less than 60 days prior to arrival, your
rental charges collected will not be refunded unless we are
able to fill the reserved time. All guests are financially
responsible for the time reserved; there will be no refunds due to
weather, change of plans, acts of nature, power outages or early
departures. Because of this, we urge you to consider purchasing trip
cancellation/interruption insurance. A website called http://www.insuremytrip.com/ offers quote
comparisons of 63 policies available from 14
companies.
Transferring a reservation date is treated the same as
a cancellation.
GUEST AGREEMENT:
BY BOOKING WITH US, YOU AGREE TO THESE
TERMS:
Renter agrees
to limit the number of occupants to the amount stated for each
property. With some of our homes, the rates are determined by
the number of guests, therefore, in those homes, additional
guests will result in additional charges. Renter
is responsible for notifying us of these changes.
The home is to be enjoyed by the number of
guests it has been reserved for. Special permission must be
obtained in advance if the home is to be used for weddings,
receptions, parties, etc. that are beyond the number of paid
overnight guests. If
permission is given, extra person/use charges will be determined at
time of booking.
Check
in-time and check out-time will be sent with the rental
confirmation. Early
arrivals or late departures may incur an
additional charge.
It is
further agreed that there is no smoking
allowed.
A minimum $500
fine will be charged to guest’s credit card if we observe smoking
inside or if there is smoke smell or damage to the property.
In
consideration of our neighbors, we ask that there not be loud noise
after 10 PM.
Illegal
activities of any sort are prohibited.
We have
found that massage or other oils permanently stain our high quality
cotton sheets. If you
choose to use these oils, please bring your own sheets.
Owner or
owner's agents shall be allowed access to rental property as deemed
necessary to protect and maintain the integrity, usefulness, and
enjoyability of the property including minor and major
repairs. Whenever possible, we will notify you of needed
access.
RENTER ACKNOWLEDGES WAIVER OF LIABILITY for hot tub,
jetted bath tubs, children's playground equipment, swimming pool,
pond, lake herein after called special feature, if so equipped or on
the property. The Renter understands there are special risks that
may present to children who are not carefully supervised, as well as
the danger of any person using the special features for too long a
time, or if a person has health risks, or if a person uses the
special feature while intoxicated or using any kind of drugs or
medication, or uses the special feature if pregnant. The Renter
agrees to explain the risks of using the special feature to any
guests he or she may have at the home and to be fully and solely
responsible for any accidents his guest may incur. The Renter
understands the risks discussed above and agrees that he will assume
all responsibility for himself and his guests for the consequences
of those risks. The Renter agrees to waive any claim whatsoever
against the Landlord and/or Agent for accidents or claims arising
from use of special feature. The Renter agrees to indemnify Landlord
and/or Agent for any claims made by Renter's guests arising from
Renter's guest's use of the special feature. The Renter also
understands and agrees that he/she is responsible and liable and
will pay agent upon request for any damages that occur to the
special feature and its support equipment through his or his guest's
misuse and/or negligence, for example, but not limited to, walking
on the hot tub cover or damaging the cover and/or liner, or allowing
the water level to become too low, or causing water overflow inside
the home.
Renters
are responsible for the actions of their guests.
PET
POLICY: All pets
must be pre-approved
- Pets must
be well-trained, house broken and details of breed must be
given.
- Pets must be
leashed at all times when outside.
- Pets must be
taken out only to specified areas away from the home, lawns and
flower beds.
- Do NOT allow
pets to dig in the yard.
- Pet owners are
responsible for cleaning up of any/all pet refuse.
- Pets are not
allowed on furniture at any time. Any evidence of pets on
furniture may incur extra cleaning fees.
- Pets may not be allowed to stay alone in
the home without being crated.
- If pet is bothersome, guests must be
willing to kennel the pet.
- All pets are to
be treated with Advantage or similar topical flea and tick
repellent three (3) days prior to arrival and must be free of
fleas and ticks at time of stay.
- Any damage
or extra cleaning to the house or its furnishings caused by a pet,
including excessive pet hair, urine stains or odors, will be
charged to the renter.
- All items above are the sole responsibility of the pet
owner. The home owners assume no responsibility for illness or
injury that may incur to pets or be caused by
them.
Any
violation of this Guest Agreement, your stay with us will be
canceled without refund.
